How You'll Contribute to the Team

The RVP, Property Operations HE oversees multiple, geographically dispersed student housing partnerships. This role functions as a hands-on leader to project-level property management teams and partner to transition teams, asset management, and cross-functional colleagues. At the forefront of this role is the implementation and ongoing management of operational, strategic, and relationship management plans that ensure long-term partnership goals are achieved.

While the role is remote, the selected candidate is required to currently live or relocate to Georgia.

Primary Responsibilities Include:



  • Oversee multiple geographically dispersed student housing partnerships, ensuring that day-to-day operations are consistent with the goals and objectives set forth in the property management service agreements and portfolio development plans.
  • Implement and refine portfolio-wide and location-specific strategies that ensure effective and efficient long-term operations that meet the needs of the partner.
  • Maintain day-to-day operational awareness of each assigned location and regularly travel among sites to maintain a leadership presence.
  • Serve as an active member on transition teams, oversee critical deliverables, and support the overall effort from financial close to operational start.
  • Act as a primary point of contact for property operations needs of the partner, develop strong working relationships with all stakeholders, and effectively communicate the mission, vision, and value proposition of the property management organization when serving as a client-facing member of the team.
  • Drive operational consistency across locations through the implementation, monitoring, and management of standard operating procedures, policies, and workflows.
  • Provide hands-on support and guidance to location leadership to ensure the successful attainment of all KPIs, positive survey scores, and yearly deliverables at each assigned partnership.
  • Oversee the partnership budgets and apply financial management principles to ensure sound financial decision making.
  • Coordinate, prepare, and review all ad hoc and regularly scheduled reports; ensure all requisite information is accurate and available within required timeframes.
  • Routinely evaluate project performance and proactively address any pain points, inefficiencies, or unmet business needs.
  • Model the highest standards of professionalism; lead the training and development of team members through onboarding and coaching on operations best practices, fiscal management, and sound business judgement.
  • Lead the recruitment and retention of a diverse team; create accountability and ownership among team members through communication of clear expectations, supervision, and provision of timely performance feedback.
  • Other duties as assigned.


Role Specific Requirements Include:



  • Bachelor's degree in Business, Marketing, Real Estate or related field or relevant experience.
  • 15+ years of experience in property management in student housing with off-campus experience strongly preferred; experience managing multi-disciplinary teams required.
  • 5+ years' experience working with a multi-site/scattered portfolio of more than 7,000 beds under management is preferred.
  • Demonstrable understanding of resident life, the student experience, and best practices around the recruitment and retention of students.
  • Previous experience with public-private partnerships, or complex, long-term real estate programs is a plus.
  • Demonstrable business sophistication and financial aptitude necessary to navigate high complexity service level agreements
  • Proven ability to manage project delivery, timelines, and dependencies; experience with complex mixed-use projects that include planning, design, and financing strongly preferred.
  • Demonstrated success driving operational improvements, implementing and integrating complex systems, or leading similar change management initiatives.
  • Proven ability to develop, inspire, and lead high-performing and high-impact teams, including the ability to influence without hierarchical authority.
  • Proven ability to professionally interact and effectively communicate with individuals of diverse backgrounds and at all organizational levels.
  • Computer proficiency, including working knowledge of word processing, spreadsheet, and database applications; proficiency with project management and scheduling software required; familiarity with Entrata property management software, or similar, a plus.
  • Ability to travel up to 50% of the time.
