MAC-MAINTENANCE TECHNICIAN

General Purpose of Job:

The Maintenance Technician is to assist the Facilities Supervisor and maintenance staff to provide a safe, well maintained facility and its equipment for the members of the club.

Essential Duties:

This job description is intended to cover the minimum essential duties assigned on a regular basis. Associates may be asked to perform additional duties as assigned by their leader. Leadership has the right to alter or modify the duties of the position.

• Inspects building and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations using a pre-established check sheet.
• Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
• Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.).
• Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).
• Reconfigures, installs, positions, and remounts modular offices and space (e.g. furniture, wall panels, work surfaces, storage bins, lighting, file cabinets, etc.) to accommodate user needs and maximize office space using various hand, power and specialty tools, dollies and hand trucks.
• Prepares the surfaces and paints various structures and equipment (e.g. walls, refrigerators, evaporative coolers, floors, roofs, doors, restroom facilities, etc.) to preserve wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools (e.g. sprayers, rollers, brushes, thinners, etc.).
• Operate a variety of equipment and machines including saws, drill presses and various hand and power tools to perform repair and maintenance work; maintain tools and equipment in a safe, clean and proper working condition.
• Clean rooms, hallways, lobbies, lounges, rest rooms, corridors, elevators, stairways, parking lots, and other work areas.
• Must be able to work flexible hours
• Perform preventative maintenance on facility.
• Maintain spas and pools for proper chemical concentration and physical operation.
• Maintain steam and dry saunas within the locker rooms.
• Assist in painting and cleaning needs of the facility.
• Assist in maintaining the Tennis and pool air structures.
• Maintain strength and cardio equipment with repairs and preventative maintenance.
• Be able to use electrical and battery operated floor machines, carpet extractors, auto floor scrubbers/vacuums, power washers, back pack vacuums and other small cleaning appliances.
• Practices environmental safety measures by informational signage to all members and staff.
• Maintain all MAC cleaning standards and procedures.
• Ensure compliance of all work related activities in a fair, ethical, and consistent manner.

• Perform Preventative Maintenance and Corrective Maintenance on a wide range of facility systems including, but not limited to, pumps, motors, filtering devices, air conditioning and heating equipment and other mechanical devices which requires the ability to grasp, hold, bend and twist a wide range of tools, equipment and materials

  Respond to emergency requests for repair services, diagnoses problems and either immediately makes repairs or calls on a supervisor for additional assistance or direction

  Monitor and Maintain building systems as required

  Schedule and monitor the facility Building Automation System (BAS). Make adjustments to thermostats, and other interior space controls on a regular basis to maintain a comfortable and efficiently maintained environment.

  Complete maintenance service requests and preventative maintenance in a timely manner. Recommend repairs needed on equipment and facility structures. Prepare and submit time, material and cost reports.

  Accurately maintain maintenance/repair records, inventory logs and replacement schedules for equipment and supplies.

  Solicit quotes from vendors. Obtain approval for purchases or services. Orders and picks up parts and supplies.

  Assist in monitoring work being performed by third party contractors

  Maintain storage areas and equipment in designated areas in a neat and orderly manner

  Plans work to ensure cost effective use of labor and materials

  Performs duties and responsibilities with view toward Department goals and energy conservation

  Establish and maintain cooperative-working relationships with those contacted in the course of work

  Assist in special events, overnights and other activities as assigned.

  Support operations by appropriately representing the MAC in all forums and by demonstrating commitment to MAC philosophy, mission, goals, policies and procedures.

• Provide quick response and perform tasks in a timely manner with a high regard to quality that will consistently meet and/or exceed high standards.
