Position Description

Performs work at the journeyperson/tradesperson level in the operation and maintenance of equipment in a central heating and cooling plant. Work is performed under general supervision with evaluation based on performance.

About the Department and/or College

CHACP I, constructed in 1967, has undergone two major expansions-in 1974 and 1999-to enhance its cooling and heating capacities, now reaching 20,000 tons of chilled water and 500,000 pounds of steam per hour through various cooling and heating systems. The plant services 6.8 million square feet of the main campus via 7.75 miles of utility tunnels, providing not only 80psi steam for heating and humidification and 7.5 million gallons of chilled water for cooling but also limited compressed air and reverse osmosis water to select customers. Additionally, it features a Back Pressure Turbine Generator capable of producing 935 Kilowatts of electricity for internal use, a 1,500 Kilowatt Emergency Generator, and three water wells for cooling tower makeup.

Major/Essential Functions


  • Follow proper procedures pertaining to abnormal operational situations (casualty control).
  • Perform accurate testing of plant equipment and water chemistry analysis. Use skills learned to conduct initial troubleshooting of equipment.
  • Make sound decisions about plant equipment and safety to include immediately notifying appropriate personnel or supervisor for guidance. Perform minor repairs and upkeep of plant equipment and systems including cleaning, painting, etc.
  • Maintenance - Under moderate supervision, with technical manuals/procedures safely perform maintenance, repairs and upkeep of plant equipment and systems including cleaning, painting, etc. Perform accurate testing of plant equipment.
  • Completes and maintains accurate log of plant operational status to include but not limited to: daily logs sheet, utility reports, equipment reports, refrigeration logs, equipment out of service log, chronological log, and other assignments directed by supervisory personnel.

Required Qualifications

High school or equivalent plus one year as a licensed journeyperson/tradesperson or one year utility plant and job related experience. Additional related education may substitute on a year for year basis. Must have completed the Personnel Qualification System (PQS) requirements for Maintenance Mechanic, or if a new hire, must complete within six months.

Preferred Qualifications


  • Basic skills include: ability to learn, basic mechanical skills, ability to type, pass physical, pass back ground check, pass drug screen.
  • Completion of Personnel Qualification System (PQS) training to Utility Operator I.
  • If new hire, CFC Handling "Universal" certified within six months of hiring date. Rotating 12 hour shift.

  • Occasionally lead a maintenance team in completing job assignments.
