Location: This position is on-site in Providence, RI.

Facilities Maintenance Supervisor Summary

Responsible for overall maintenance, care, cleanliness and functionality of the facility. Performing routine building and general maintenance tasks. Building maintenance tasks may include carpentry; electrical; heating, ventilation, and air conditioning (HVAC); plumbing; landscaping; snow removal, etc. This position will coordinate outside contractors or vendors for various services. Manages recycling programs ensuring loads are tracked and invoiced to buyers. Attention to detail is important; ensuring grounds and facilities are meticulously kept.

Facilities Maintenance Supervisor Duties and Responsibilities:

• Utilizes outside contractors to maintain professional appearance of facilities and grounds, i.e. lawn care, painting, cleanliness, snow removal, etc.
• Performs preventative maintenance, repairs, modifications, and general facility maintenance tasks in the areas of painting, patching, fixtures, hanging artwork/bulletin boards, caulking, carpentry, plumbing, etc. Determines and oversees when an outside contractor/vendor is required.
• Manages plumbing requirements to protect against water damage, sewer issues, and basic plumbing (toilets, faucets, etc.) needs. Obtains quotes and oversees outside contractors when needed.
• Inspects all areas of the facility daily for cleanliness and maintenance. Addresses problems proactively, quickly and efficiently, i.e. touch up paint.
• Builds relationships with vendors/contractors. Monitors contractor performance and works closely with outside vendors and contractors to ensure work is completed according to specifications.
• Solicits bids and quotes from vendors and reviews with manager.
• Demonstrates technical knowledge and experience in electrical and mechanical support systems to include energy management systems and HVAC. Performs basic electrical work and proposes and oversees when an electrician is required.
• Maintain routine yearly inspections of fire sprinklers, extinguishers, main water lines, fire doors, etc.
• Maintain routine systems PM requirements, HVAC, Heating, air compressors, electrical distribution, etc.
• Manage internal / external construction projects and supporting design activities.
• Scheduling and maintaining all clean room floor cleaning levels.
• Assists with maintaining building security.
• Managing hazardous materials and waste control as well as adhering to internal protocols for cleaning chemical plant wide.
• Performs and completes facilities work orders and maintenance helpdesk tickets in a timely manner.
• Coordinates single stream recycling program with employees and cleaning crew.
• Prepares and plans for moving office furniture as needed. Includes ordering office furniture requirements.
• Maintains appropriate facilities inventory items.
• Participates in safety team activities to promote compliance to existing safety policies.
• Lead and support 5S activities.
• Performs all other duties as assigned or needed.

• High school or vocational school.
• 4+ years of facilities maintenance experience in a commercial environment.
• RI construction supervisors license preferred.
• Basic functional knowledge of building systems, light construction, and handyman skills.
• Must be detail oriented and have excellent written and verbal communication skills.
• Valid driver's license and car are required.
• May be required to come in on off-shifts for emergency facility related issues.
• Bilingual is a plus.
