Position Summary:

The Maintenance Manager, reporting to the Factory Manager, leads maintenance operations for a 2-shift manufacturing facility. This role ensures equipment and facility reliability through preventive maintenance, root cause analysis, and efficient resource allocation. It also oversees vendor services, building systems, janitorial and utility operations, and grounds maintenance. The manager collaborates closely with site leaders on project execution and process improvements aligned with TPM principles, and must be available for 24/7 emergency support.

Responsibilities:

Facility & Grounds Maintenance

  • Maintain physical systems at peak efficiency, cost-effective operating basis while minimizing downtime; includes remote PC access
    to verify & correct system status.
  • Emergency response contact & coordination of all repairs of system failure.
  • Administer & document preventative maintenance (PM) for all systems & fixtures.
  • Installation & repair of production equipment & support systems.
  • Contract and manage vendor services as necessary for systems, utilities, fixtures & grounds repair & upkeep.
  • Coordinate resources for facility construction or modification work, including engineering, bidding, installation, start-up and budget compliance.
  • Maintenance of current and accurate Auto CAD files, blueprints & records of all physical systems and fixtures.
  • Maintenance of supply & parts inventory to assure maximum operational system up-time.
  • Coordinate and facilitate maintenance of facility grounds.
  • Conduct and support special projects as assigned by Factory Manager.
  • Strong communication and project management skills required.
  • Intermediate to advanced PC skills that encompass Microsoft Office, Excel, PowerPoint and ERP applications (i.e. SAP)
  • Performs other duties as assigned.

Supervision

  • Prioritize work assignments & schedules for direct reports and support staff.
  • Coach support staff for optimal performance and identify training opportunities to maximize facility functional & team support, as well as technical and performance development.

Safety & Security Support

  • Coordinate facilities activities with Safety Manager to minimize risk and potential loss.
  • Function as key emergency response team member for all physical systems & fixtures and maintain current training in emergency chemical spill response and clean-up.
  • Assist Safety team as needed and back-up in absence for functions including hazardous waste collection, disposal & documentation, accident response, PPE control, and related functions.
  • Assure compliance with all safety policies & requirements for maintaining a work environment that promotes safety practices, awareness and compliance.
  • Secure & maintain facility access card and key control systems.

Administration

  • Recommend and manage annual capital budget items for consideration by the Facility Manager.
  • Maintain current awareness as a technical resource of system technology & functions.
  • Liaison with engineering and procurement staff on specific issues & projects as needed.

Experience and Education Requirements:

  • 5 plus years of Facilities Maintenance experience in a leadership capacity
  • Bachelor's degree in civil engineering or related Engineering field preferred or significant facilities maintenance experience in lieu of degree
  • Familiar with Building Codes, Safety Programs, and GMP requirements
  • Prior Capitol Project Planning knowledge helpful
  • Working knowledge of Boilers, HVAC units, Chillers, Electrical system, plumbing and compressors strongly preferred
  • Knowledge of Permit to Work programs, Risk analysis, and Safe Work instructions
  • Ability to read and execute projects from blueprints and drawings
  • Experience working with CMMS and BMS systems preferred
