Summary
This is an Associate position within Realterm's value-add Logistics fund series. Successful candidates will gain exposure to and work within all aspects of the real estate private equity business (asset management, fund management, investor interaction, acquisitions, dispositions, development, project management, financing, equity capital raising) and will work closely with the most senior leaders of the Company.
Essential Duties and Responsibilities
- Executing business plans necessary to create value in fund investments (leasing, development, redevelopment, etc)
- Overseeing capital project scope development, contracting and execution
- Managing/ collaborating with leasing brokers
- Managing/ collaborating with property management team
- Collaborating with engineers and construction managers to conceive and execute re-development plans
- Creating and maintaining complex financial models (i.e., Argus and Excel)
- Supporting Fund and Investor reporting
- Supporting the sourcing, underwriting, and execution of investment opportunities
- Supporting the investment due diligence and market underwriting process. Creating internal and external meeting materials, including Investment Committee, and tenant/investor presentations
- Researching target investment markets and networking with both local brokers and occupiers to support Fund acquisition and leasing activities

Qualifications
- Strong financial modeling and analytical skills including an excellent working knowledge of Microsoft Office (i.e., PowerPoint, Excel, Word)
- Competency and practical experience using Argus
- Familiarity with real estate valuation methods, lease financial analysis, investment underwriting. Ability to conceive and execute on bespoke investment and strategic analysis
- Ability to lead business plan execution by marshalling all necessary resources for plan execution. This includes leasing programs, major construction projects, property re-development plans
- Exceptional written and verbal communication skills with the ability to communicate complex concepts concisely
- Ability to work well in a fast-paced team environment
- Positive attitude and a very strong work ethic
- Attention to detail, highly organized and proactive
- Ability to learn quickly, a high degree of intellectual curiosity, and a passion for real estate and investing
Education and/or Experience * BA/BS Degree
* 3+ years of professional real estate experience; industrial real estate experience a plus.
* Experience managing leasing teams and major property renovation projects a plus.
Work Environment The position will work in a general office setting and may require travel, up to 20% of time annually, to remote office locations based on organizational/business needs.
Physical Demands Must be able to remain in a stationary position for most of the workday, sitting at a desk, consistently operating a computer. The person in this position must be able to access file cabinets and office machinery (to include a computer, copier, and fax machine). On occasion, may need to lift boxes of up to 10 lbs. Must be able to travel by commercial air flights, including cross-country and overnight trips.
