A Brief Overview Reporting to a Vice President, the Construction Manager is responsible for development of and construction management of Enhance Use Lease ("EUL") Projects. Plans and supervises a wide range of construction projects from start to finish. Organizes and oversees design and construction procedures, ensuring they are completed within quality, time and budgetary constraints. Has an understanding of the construction business and the ability to work under deadlines in a fast-paced environment are important.
What you will do
- Work in partnership with the construction project team supporting the application of approved standards and post-project review and ensure planning and products delivered are in-line with approved guidelines and standards.
- Work with governmental and non-governmental jurisdictional authorities for permitting, design approval and construction implementation.
- Develop specific client requirements and establish clear and verifiable expectations.
- Manage the construction bidding process.
- Ensure all stakeholders and their needs are identified and managed.
- Develop plans and budgets for review and approval. Orchestrate and drive the successful and timely design of construction projects to achieve business goals, including the identification and resolution of risk and issues, which impact project delivery.
- Supports selection (including RFP if appropriate), completion and adherence of contractual agreements, with architects, engineering firms, GC's, project management firms, and other vendors in support of project delivery. Analyzes bids and interview bidders, evaluates qualifications, and makes recommendations to the ownership team.
- Drive a functional, creative, efficient, and cost-effective design and implementation process.
- Work collaboratively with team to develop comprehensive project plans based on approval funding.
- Develop and monitor actual schedule and costs against structured project plans; monitor actual schedule and costs against the project estimates. Report significant variances and develop corrective action plans.
- Communicate effectively with staff and management on status, issues, risks, project goals and objectives.
- Creates and distributes project status reports and reviews the work progress on daily basis.
- Able to manage multiple projects simultaneously across all phases of planning and construction.
- This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
Qualifications
- Bachelor's Degree undergraduate degree from an accredited college or university in business or construction industry. Required
- Minimum of five to ten years of proven working experience in the construction industry or project management, planning, estimating, monitoring, and reporting through the full project lifecycle, from initiation through closure. Required and
- Strong process management, project management and people management skills.
- Strong organizational and follow-through skills. Ability to prioritize and meet deadlines.
- Strong analytical and problem-solving skills.
- Strong written and verbal communication skills and proven ability to communicate clearly and professionally with individuals at all levels, internally and externally.
- Strong time management and organizational skills with attention to detail.
- A high degree of professionalism and strong work ethic coupled with sense of responsibility and integrity required, also competent in conflict and crisis management.
- Proficiency with Microsoft Office, particularly Word, Excel and Power Point and Project Management Software required.
- Work experience in the Federal and Public industry would be an advantage.
- DL NUMBER - Driver's License, Valid and in State Required
