As a Director, Facilities Management & Engineering you must have extensive knowledge of facilities management, maintenance and engineering operations. You will oversee the Facilities Leadership Team, as well as the engineering of all leased and owned facilities footprint wide. You will also be held responsible for the data center, which entails management of the electrical and mechanical systems of each building. In this role you will communicate, advise and influence line of Business Partners/Leaders on space planning, utilization and technical aspects of Project Management and Building Operations.

Job Description

The Director, Facilities Management and Engineering is primarily responsible for the national strategic corporate facilities process, which includes planning and implementation of all day to day operational activities along with planned and unplanned move, adds and changes (MAC) projects within budget guidelines and schedules that effectively meets the bank's requirements. Directs and coordinates administration of all facility and engineering operations and services including all operational aspects of Facilities Maintenance, Management and Engineering, which includes but is not limited to, move management process, allocation reports of space by cost center for cost allocation reports, assisting with maintaining the Serraview Integrated Work Place Management System; all capital expenditures both planned and unplanned, energy management, complete oversight of engineering and facility related technical services, facility maintenance, management, and engineering for construction and/or remodeling of facilities and supervises the projects through completion and oversees the administration of outside contracts for , engineering, space planning and maintenance and management services; directs national operations and maintenance of locations, preventative and predictive maintenance, landscape maintenance, janitorial services, food services, and all third party contracts for all facilities owned and leased by the bank. Supports Transactions (leases and purchases) with facility maintenance, management, and engineering services on behalf of the bank where the bank is both the Tenant and the Landlord. Supports all Tenant requests and assists in compliance with lease obligations. This role is accountable and responsible for all business continuity planning (BCP) and disaster recovery planning (DRP) for the Corporate Real Estate Services (CRES) department.

How You'll Spend Your Time
  • Responsible for overall strategic leadership, operational and financial performance of the Facilities Management, Maintenance, and Engineering department. Establishes and formulates operational and capital budgets and business plan by region.
  • Direct and coordinate administration of all facility and engineering operations and services including all operational aspects of Facilities Maintenance and Management as well as Engineering.
  • Assists with the development and maintenance of the property management database of existing CAD drawings and master key systems; oversees the inclusion of additional space that is added by the Leasing Manager and Transaction Manager; provides analysis, administrative support, and resources for implementing cost savings initiatives. Provide cost allocation report for billing the bank's separate lines of business for their occupancy costs.
  • Establishes individual performance/development plans and goals for direct reports. Monitors subordinates to insure their staff plans are completed on a timely basis; provides counsel to employees as necessary to enhance performance. Coaches employees to foster teamwork and relationship building.
Education & Experience Requirements

This level of knowledge is normally acquired through a Bachelor's Degree in Business Administration, Facilities, Engineering and/or Construction/Project Management and 15+ years' experience in facilities/property management or 20+ years' related work experience. Professional certification in facilities and/or engineering management is preferred.

  • Extensive knowledge of facilities management, maintenance, and engineering, operations;
  • Strong technical skills on building operation systems including electrical, HVAC (mechanical), plumbing, data and operation centers, life safety, fire protection, and energy management systems and applications.
  • Broad knowledge of furniture systems;
  • Extensive knowledge of facilities management including legal, and risk management factors;
  • Broad understanding of environmental issues including detailed knowledge of Phase I Environmental audits, OSHA, ADA and local and state building codes;
  • Strong accounting knowledge relative to planning and managing operating expenses and capital costs;
  • Broad knowledge of voice and data communication systems;
  • Advanced knowledge of space utilization, contract negotiation, presentation skills, and communication skills;
  • Must have superior collaborative and team building interpersonal skills and the ability to manage a wide array of personalities;
  • Excellent PC skills including spreadsheet and word processing applications;
  • Excellent supervisory and team building skills;
  • Strong organizational and planning skills
